What’s Actually Working on Real Estate Social Media Right Now

I want to mix it up a little and rapid-fire some fire social media tips for agents.

These come from three places:

  1. Scrolling and seeing endless content (and noticing what’s working)
  2. My own experience publishing insane amounts of content on BAM and The Broke Agent
  3. Recent Walk Thru episodes where we talk to the best marketers in real estate

1. Make content about the neighborhoods you actually want to work in.

A couple of weeks ago on The Walk Thru, we had Austin agent Shannon Mangin on the show. She told us her goal was to cut down her commute time as an agent. Her number one source of lead gen? YouTube.

Instead of trying to cover all things Austin or chasing the neighborhoods that get the most clicks, she doubled down on the ones she actually wanted to sell in. That way, when someone searches for those neighborhoods, she has ten videos on the topic compared to other agents who may only have one.

Now she’s happier than ever because most of her deals are within a fifteen-minute drive of her house!

2. Make content about what you actually care about.

Hyper-local content is the move to grow your brand. But here’s the best “hack” within hyper-local: make content about what you genuinely like and do.

Don’t review a coffee shop you never go to, or promote an activity you secretly hate. If you focus on your passions and real experiences in your hometown, it’ll show on screen. You’ll also have way more fun creating it.

3. Post to Facebook.

I can’t stress this enough: Facebook engagement is back with a vengeance.

I looked at my insights, and photos are outperforming even Reels. Remember, an older demographic lives on Facebook, and older demographics buy homes. It may not feel as sexy as Instagram, YouTube, or TikTok right now, but attention is shifting back to the OG platform.

4. Post news.

Nothing gets more shares than new information, and news is, by definition, new information.

The best ways to do this:

  • Breaking green screen videos about your local market
  • Simple news graphics (like the templates we have in BAMx)

BONUS: Give your opinion on what’s happening so you aren’t just some mindless account that reports on things with no context.

5. Tell stories, not just stats.

Kat Torre told us this on The Walk Thru. Stats alone are helpful, but without context, they go over people’s heads.

If you’re sharing a market stat, work it into a story from your experience:

“I just finished a showing. The house had been on the market for four months, and the listing agent was practically begging us to write an offer. This is so different from two years ago, and it lines up with the fact that homes here are now averaging 45 days on market.”

6. Reintroduce yourself regularly.

You’re always gaining new followers, and you also have old followers who may have no idea who you are, what you care about, or where you sell real estate.

Every six months or so, post a reintroduction to Instagram. This can be a carousel or Reel explaining:

  • Your hobbies
  • Why you got into real estate
  • What areas you serve

7. Post more carousels.

I’ll keep saying this until it’s no longer true: carousels are performing better than Reels right now. That’s why most of our clips on BAM are now in this carousel format.

8. Don’t post in a vacuum.

Scroll a little. See what and how other people are posting inside and outside the industry.

You’ll get inspiration, spot trends, find styles that resonate, and pick up ideas for audios or hooks. Don’t make it harder on yourself by ignoring what’s already working.

9. Use ChatGPT to help.

This should be obvious at this point, but you can use ChatGPT to:

  • Brainstorm content ideas
  • Improve YouTube titles
  • Write stronger email subject lines
  • Help with captions

Think of it as your cold-start engine when you’re stuck.

10. Join a community that helps.

Doing real estate and social media alone is hard. It’s frustrating when a post flops or when you don’t know what to post at all.
