Before we get into some ideas for July, I just want to say that summer, especially when things may be a little slow around the 4th, is a great time to analyze what’s working and what’s not in your business and your content.

You’ve been posting for half the year already. Take a day and audit what is actually performing so you can make adjustments and finish the year strong.

Analyze the data: which posts are getting the most shares and the longest average watch time? Which YouTube titles are working? Which Thumbnails? How is the open rate on your newsletter? Are you mixing up your content between carousels, Reels, green screens, and photos? Are they actually converting to showings, emails, or appointments?

View your insights and double down on the posts that crush and dump the posts that don’t move the needle.

It’s so easy to get lost in the day-to-day of real estate, but it’s really important to audit your strategy so you don’t waste your time publishing content that doesn’t do anything for you.

Now, let’s get into some content ideas!

If you read our Fourth of July content blog, we go more in-depth with ideas to post over the next four days.

July 4th: Independence Day (and the days leading up)

Remember, lead with value. NO GENERIC BROKERAGE HOLIDAY GRAPHICS!!

1. The Best Fireworks Viewing Spots

Do a quick video or carousel showing the top three places to watch in your area. Include helpful info like where to park, what time to arrive, and what you might want to bring along.

2. Highlight Fourth Of July Events: What’s Happening Locally

Does your town have a parade, festival, street fair, or late-night block party? Use a Reel, carousel post, or Green Screen to share the full rundown. This would also make for a great email to send to your database.

3. Highlight Patriotic Properties or Neighborhoods

Take a walk or drive through a neighborhood with standout Fourth of July decorations. Highlight the best setups in a Reel or Story. People love to see festive homes, even if they’re not in the market.

Want to mix in market data? Use one of this week’s BAMx reel templates. Start with: “PSA: Nobody cares about your fireworks video…”

Then pivot: “But here’s where homes are actually blowing up: [insert neighborhoods with the biggest price jumps or fastest sales.]”

5. Shout Out Local Businesses Rocking the 4th of July Spirit

Highlight bakeries, cafes, hardware stores, or small businesses going all-in on their red, white, and blue decor. Don’t forget to invite the businesses to collab on Instagram!

6. Share YOUR Traditions

People connect with people, especially during the holidays. Show your family’s traditions, what the Fourth looks like at your house, or how your day usually unfolds. No need to tie it to real estate at all.

BONUS: Use Fourth of July/America audio on your content. For the next four days, I highly encourage using anything from this Spotify playlist on your posts!

This carousel I did last year uses these audios:

July 16th: National Hot Dog Day

If you watch The Walk Thru, our marketing podcast, you know we call hot dogs glizzies. So, on National Glizzy Day, this is the perfect time to shout out your favorite hot dog spot in your local market.

Also July 16th: BAM BBQ

This is the most important day in July so book it in your calendars now! We are hosting our next big virtual event with THREE CEOs including Ryan Serhant. If you’ve ever attended our virtual events, you know they are packed with value (they are also free). So grab a High Noon and a Glizzy and join us for BAM BBQ.

July 20th: National Ice Cream Day

Start with this hook: “Here’s a controversial opinion…” and then dive into your favorite ice cream place for a Reel. OR, if you want to go text-based only, try something like this:

“In honor of National Ice Cream Day, I’m giving you the three best ice cream spots in (Market).”

Then list them: 1,2,3.

The caption can read: “This is not opinion, it’s fact. Debate me in the comments.”

Entire Month Of July

As always, stick with the summer themes. Rapid-fire time.

  • Best staycation spots in your city for a weekend escape.
  • Took a summer vacation? Share a few trip highlights or travel recs.
  • Round up the best patios or outdoor dining spots with great views.
  • Spotlight kid-friendly beaches, parks, and outdoor restaurants
  • AC content always hits: when to replace it, how to run it efficiently, and ways to cut cooling costs.
  • Get into pool content: how much value it adds, what it costs to maintain, and who to call if someone wants to install or renovate.
  • Remind your audience that 2025 is halfway over: Which goals have you hit? Which are still on the table? Ask your followers the same.
  • And of course… let people know you’re going on vacation, because that’s usually when your phone starts blowing up with leads.

Have a great Fourth! Don’t forget to register for BAM BBQ before it hits capacity!
