This Guide Got Me 400+ Email Subscribers
Last year, I created a simple Holiday Guide for Spokane, and shared it with followers as a free download.
Just a hyperlocal resource packed with:
- Local holiday events
- Places to see holiday lights
- Both indoors & outdoor activities
- New Years Eve events
- A “bucket list” of holiday activities
That one guide added 440 new local subscribers to my email list, which then went right into my weekly email newsletter. It positioned me as the person who knows what’s going on in Spokane; the kind of agent who brings value to her community – even when people aren’t actively buying or selling.
How to Create The Guide
1. Start With a Template
You don’t have to reinvent the wheel. I use Coffee & Contracts for all of my guide templates: they’re clean, easy to edit, and designed specifically for real estate agents. (You can use code ALYSSAC for $20 off your membership)
Once you download the Holiday Guide template, customize it with your city’s events, recs, and details.
2. Set Up Your Instagram Automation
I use Manychat to automate delivery. That way, when someone comments on my reel, story, or post, Manychat sends them a DM with a link to download the guide.
Here’s the DM I set up to send:
“It’s crazy that the time is already here! 🎁Here’s your complete guide to the holiday season in Spokane. I hope you’re able to soak up the magic and spend time with your loved ones during the most special time of year! Click here to get the guide👇(& happy holidays!)”
3. Host It on Flodesk
I use Flodesk to create the landing page and automate delivery. Once someone clicks the link in their DMs, it takes them to a landing page (through FloDesk) where they can put in their email to grab the guide (it’s an autodownload and is emailed to them) – then they’re automatically added to my weekly email newsletter (hello weekly touchpoint!)

How To Share It
Once the guide is live, here’s how you share it:
Every time you post something holiday-related from now through New Year’s, end your reel/story/caption with a call to action to grab the free guide.
I end my videos with:
👉 “Comment the word HOLIDAYS on this video and I’ll send you the full list of everything happening in Spokane this holiday season.”
