For years, agents have had the same problem: sellers want constant updates, but the process of pulling together everything that’s happening behind the scenes takes forever.
That’s the gap Chris Smith, Jimmy Mackin, and Paul Mackin set out to close with Beacon, a new AI-powered platform designed to make beautiful, branded seller reports in minutes. Backed by Tom Ferry, the platform aims to fix one of real estate’s most common pain points.
The “What’s My Agent Doing?” Problem
Ask any seller what frustrates them most, and you’ll hear it: “I have no idea what’s happening.”
Ask any agent, and they’ll tell you: “I’m doing a ton, they just don’t see it.”
Beacon solves both sides of that equation. With one listing address, the platform pulls in data from Zillow, Redfin, and connected social channels, automatically generating a visual report that shows every ad, open house, comp, and update in one place.
To finish building a Beacon, agents can quickly input their marketing and social media campaigns, along with other activities they’ve done for the listing.
What once took 90 minutes to build now takes agents just five to 10. Each seller report is complete with AI-written summaries, social stats, and even a pre-written email agents can send directly to their sellers.

More Transparency, Less Time
Smith describes Beacon as “a mix of automation and oversight.” Agents can still add personal notes or record short videos for clients, but the heavy lifting happens automatically.
That automation is especially valuable now, as days on market stretch longer and price reductions become more common. Beacon helps sellers see the data for themselves, which can turn tough pricing conversations into data-driven decisions.
“Every listing deserves a Beacon,” says Smith. “It’s the same idea as DocuSign—every contract needs one. Every seller deserves this level of transparency.”
Built for Agents, Backed by Experience
Beacon is currently in private beta, with more than 100 agents already using it and over 1,000 Beacons created.
With a public launch expected in November, agents can now get a 14-day free trial at buildyourbeacon.com. From there, pricing starts at $99/month for up to three active listings.
For Smith and Mackin, who also co-founded Curaytor, the goal isn’t to replace marketing tools, but to complement them. As Smith puts it, “We’re not helping agents market their listings better; we’re helping them market their marketing.”
Because when sellers finally see the full scope of what agents do, everyone wins.
