Most agents think better content means better cameras, better lighting, and more time to edit.

Theoni Rapo’s session at BAM Pro Bowl III challenged all of that in the first 10 seconds.

Her highest-performing videos don’t start with a polished intro or a perfectly framed shot. They start with her face close to the camera, like she’s answering a FaceTime call mid-day. It feels casual. And it works.

Theoni calls this her FaceTime Call Strategy, a pattern interrupt designed to stop the scroll. Instead of presenting to an audience, she creates the feeling of talking with one person. The strategy resulted in over 4,000 TikTok leads last year (and over 400 YTD in 2026).

During her session, Theoni broke down exactly how she films these FaceTime-style videos. If you’ve ever felt like you needed better equipment, more time, or more confidence before hitting record, this strategy flips that thinking on its head. Theoni’s message was simple: attention doesn’t come from perfection. It comes from presence.

Here’s a breakdown of the FaceTime Call Strategy she shared during the event, and how agents can start using it immediately.

Pattern Interruption: The FaceTime-Style Filming Trick

Theoni describes her FaceTime Call Strategy as a “pattern interrupt” because it stands out from the pattern of polished, carefully edited videos of immaculately dressed professionals explaining something to an audience of potential customers or clients.

A recent BAM article highlighted one of Theoni’s IG reels breaking down this strategy.

The strategy begins with a close-up. Which means she literally starts with her face close to the camera. Here’s how Theoni described it:

“Literally imagine your mom calling you on FaceTime… your hands are full, but you need to talk to your mom. You’re going to prop your phone up anywhere you can find a spot… That is my exact strategy to stop the scroll.”

Take a look at Theoni’s TikTok profile page, and you see a lot of videos where her face is close to the camera, like she’s having a one-on-one conversation with someone she feels comfortable with.

The on-screen text hooks make it easier for those new to Theoni’s profile page to find something of immediate interest.

The verbal audio hooks take it from there.

Use Hooks that Stop the Scroll

Aside from the visual pattern interrupt, Theoni also shared a few verbal hooks she uses to stop the scroll and hold people’s attention within the first few seconds. One of her most successful lead-generating videos starts off this:

“People buy a home every day, and they have no idea what an appraisal contingency is.”

The screenshot below shows more hooks that stop the scroll:

Each of these hooks can be reused over and over:

  • “People buy a home every day and have no idea…”
  • “Someone has to say it…”
  • “I’m going to rant for a second…”

These, combined with the visual hook of filming close to her face have consistently helped her attract thousands of TikTok views since she started using this strategy.

Once the viewer is hooked, Theoni’s framework keeps them watching.

Chunking Method for Video Creation

Chunking is an important part of the strategy because, as Theoni shared, “people can only hold 3-5 ideas in working memory at a time.” Here’s how she explained it:

“People can only take in content and actually absorb it if it’s chunked.”

Theoni laid out a step-by-step process for creating TikTok videos in the app, using the chunking method, demonstrating how to press record, say one chunk, pause, think about the next angle, then continue, keeping your hand close to the red button to easily start and stop segments.

This makes it easy to delete any bad clips without having to start all over.

So, here are the key elements of Theoni’s framework:

  1. Hook
  2. Pause
  3. Angle
  4. Credibility
  5. Point

Once you click on one of her Facetime-style videos, here’s how she applies that framework from start to finish:

  • Start the video and deliver the hook with the phone close to your face.
  • Prop up the phone for the rest.
  • Pause
  • Then introduce the next angle (e.g., “Because most people don’t know these # things…”)
  • Credibility. Next, go into why they should listen to you (e.g., “I’m ___, I’ve been ___ for # years, and I help [this group of people] do X”)
  • Point. Keep your finger close to the record button to record the rest in short clips (chunks) at a time, making your primary point and any valuable supporting points.

Of course, no matter how good you are at your job, you’ve got to remember to put yourself in your audience’s shoes, which brings us to the next tactic.

Acknowledging Complexity Mid-Video

Another critical detail Theoni added was the power of pausing in the middle of a rant to keep your viewer engaged. Adding comments like these makes your video feel less like a monologue and more what you might expect from someone who hasn’t forgotten you’re still in the room:

  • “Wait, let me just give an example…”
  • “Okay, let me break this down for a sec, I know I just nerded out…”

This way, you sound more like a human being who can hear the way you sound (and less like a raw AI script), keeping your viewers engaged while you introduce technical concepts.

SEO Keyword Strategy

After creating a video, Theoni types out 3-6 minutes’ worth of searchable keywords on screen and swipes them off.

Theoni focuses on terms people would use to search for content around questions they have that a particular TikTok of hers answers.

For example:

  • “home buying tips”
  • “first time how to buy a house”
  • “Prequalified vs preapproved”
  • “mortgage hacking”

This is not optional, by the way. Those SEO keywords are how TikTok categorizes your content for search.

Content Sprint Framework

Theoni even provided a simple and specific posting schedule for beginners:

“If you want to get started on TikTok, here’s what I would recommend that you do. I call them content sprints… You post twice on TikTok every single day for two full weeks.”

This develops your communication skills while creating bingeable content and providing data on what performs well.

As Theoni pointed out, blowing up with your first TikTok is not the goal and can actually work against you. If viewers love your post but then see you have nothing else for them to watch… they will bounce.

Ultimately, it’s not about how skilled you are with content creation or how good you are with tech. Theoni wrapped it up in a quote that deserves a place on our wall where you’ll see it every day, especially when you’re creating content:

“Someone less qualified than you is gaining more market share simply because they chose to click post.

“While you’re still worried about how you sound—and I know this because that was me when I was 20 and I had no idea what an escrow was, but I was still showing up on TikTok because I knew that one day this would work.

“So, please take that and remind yourselves of that when you don’t feel like showing up.”
