“Look up passion in the dictionary. It’s suffering. So, what are you suffering for?” 

And with those words, Tina Caul exposed the truth behind why so many real estate agents suffer, especially during their early years in the business—and why so many bail before they’ve filled essential knowledge gaps and hit their stride. 

It’s not because “You should be following your passion instead.” Yes, you can be passionate about real estate in the beginning. But passion doesn’t erase the difficult part of the journey.

You don’t need to feel passionate about real estate to get through the novice stage, either. 

Every agent needs at least one person in their lives who can tell them suffering is part of any process worth starting—and that sometimes all you can do is to be patient and to keep doing the things you need to do to grow as a real estate professional. 

Tina Caul is one of those people.

Passion Is Built on Patience

Tina begins her Vision Call by asking her agents, “What are you suffering for?” This provocative question underscores the theme of her call: true passion arises from the struggle to achieve mastery. 

Here’s the journey Tina lays out for real estate professionals:

  • Year 1: Excitement. “Whoo, I got my real estate license! I’m gonna learn a process.” The initial enthusiasm fuels your commitment to the business.
  • Years 2-4: Frustration and boredom. “You’re going to practice that process… and feel like, ‘Oh my God, what am I doing?’ Then comes boredom, and you’ll need patience.” This is where many agents falter, distracted by “shiny objects” instead of sticking with their path.
  • Years 5-9: Confidence and power. “This is your power mode. You’re like, ‘I know how to do real estate. It’s amazing!’”
  • Year 10 and Beyond: Passion and mastery. “You can’t be passionate about a guitar you can’t play. Passion comes when you know how to do something and do it well.”

Success Takes Time

Tina’s perspective is a powerful reminder that “success takes time” isn’t just a cliché—it’s the reality of building a thriving real estate career. 

For those agents feeling frustrated or bored in the middle years, Tina’s advice is clear: “Have patience… and know that there’s suffering behind passion.

Her framework for understanding the phases of a real estate career is a tool every agent can use to assess where they are, where they’re heading, and what’s required to stay the course. As Tina puts it, “You’ll only find passion once you’ve mastered the craft.
