Last week, Dave Hutchinson (aka Dave Hutch) posted a reel showing how to connect the Claude Chrome extension to your MLS and use it to set up a daily search. 

And as Hutch pointed out, the value in that one quick tutorial goes beyond daily property lists: 

“Once you have the Claude extension installed, you can literally ask it to do any of your repetitive tasks and get it done for you while you work on things that make you more money.”


Here’s exactly how to set it up and what you can expect from it. 

Setting Up Claude on Your MLS

The setup itself takes a few minutes tops, and once it’s done, it’s done for good.

First of all, this only works with the Google Chrome extension for Claude. It won’t work in any other browser. 

Once you iInstall the Claude extension, click on the “Manage Extensions” icon to pin Claude to your toolbar. The next four steps take under a minute: 

  1. Open your MLS and click to open Claude directly from there.
  2. Give it a specific instruction. 
  3. Click the three dots on the result and select convert to task.
  4. Schedule it to run automatically every morning.

Claude works from whatever instruction you give it, so a vague ask gets a vague result. 

A narrow ask, tied to your actual farm area and your actual price range, gets you a list you can act on the second it lands in your inbox.

For example, here’s what Hutch asked Claude to do using the MLS: 

“I had to find condos under $500,000 in my farm area that have had a price drop in the last three days.”

What Else Agents Can Automate With This

Once you’ve got the Claude extension installed, any task you find yourself repeating by hand becomes a candidate for automation.

Think about what that could look like in your own business:

  • A weekly pull of new listings or price changes in a specific farm area
  • A price drop search built around one buyer’s price range and area, set up as its own task
  • A daily check of leads sitting untouched in your CRM for more than 48 hours

None of these need to be built from scratch every time. Set the instruction once and convert it to a task. Let it run on its own schedule from there.

The hours that used to go into pulling those lists by hand is now time you can spend on appointments and closing deals, rather than routine tasks that can be delegated or set on auto-pilot. 

Of course, that’s assuming this works as seamlessly as Hutch’s MLS connection. 

A Few Caveats with the Claude Extension

This setup is not always as smooth as a quick demo reel makes it look, and agents should know that going in.

Claude in Chrome runs on a permission system with three modes, switchable from a dropdown on the chat input:

  • Manually Approve, which pauses before each action
  • Automatically Approve, which runs with background safety checks
  • Skip All Approvals, which never pauses

There’s also an option called “always allow actions on this site,” built to stop repeat prompts on a site you use often.

Here’s the catch: that setting is not holding for a number of users. Reports on Anthropic’s GitHub describe the approval prompt returning on the same site even after selecting “always allow,” in some cases dozens of times in one session. 

A few of those reports point to the prompt returning every time a scheduled task runs, which undercuts the point of setting a task to run on its own each morning. 

Linking up to your MLS may yield a seamless experience like the one Hutch describes. Linking it to your CRM (or other tools for your business) could have mixed results. 

If you’re seeing this on your end, an AI agent set up through Cowork may be the better option. 

Try This Before Your Next Morning Routine

Before you open your MLS tomorrow, install the extension and run through Hutch’s steps: 

  • Open Claude from your MLS.
  • Give it one real instruction. 
  • Convert it to a scheduled task.

Then look at your own routine and pick one more repetitive task you could hand off the same way. If you’re pulling a report or running a search on a regular basis, there’s a good chance Claude can do it for you. 

Whether your best bet is the Claude extension or Cowork depends on the task and the tools you use for it.
