Inventory Recovery and New Construction Lead the Way
Housing inventory is rebounding, with November 2024 marking the highest number of homes for sale since December 2019.
Despite this progress, national inventory remains 20% below pre-pandemic levels. The South and West, however, are closing the gap faster, thanks in part to robust new construction activity.
In 8 of the top 10 metros, year-over-year growth in single-family home permits is helping to meet demand. These new homes, often smaller and more affordable, are giving buyers options even in a high mortgage rate environment.

These connections bring frequent relocations and increased use of VA loans, enabling homeownership with little to no down payment.

Despite affordability challenges nationwide, the top markets provide opportunities for buyers.
McAllen, TX, stands out, with 61.7% of homeowners owning their properties outright, insulating the area from high mortgage rates.
For markets where mortgages are more common, government-backed loans (VA, FHA, USDA) are making a difference, particularly in Colorado Springs, El Paso, and Virginia Beach, where these loans account for more than half of all mortgages.
Flexible work arrangements also continue to shape demand, allowing buyers to explore more affordable areas. For example, Richmond and Atlanta have higher-than-average shares of remote and hybrid job opportunities, making them attractive options for those seeking lower-cost living with proximity to major job centers.
