April is prime time for content creation. The first quarter is over, and people are locked in, making big decisions about their year. The spring market is in full swing, buyers and sellers are paying attention, and the weather actually makes it enjoyable to showcase listings, highlight community events, and create hyper-local content

No excuses this month! Let’s get into it.

April 1st: April Fools’ Day

As real estate agents, we know every day feels like April Fools’ Day.

Content Ideas:

  • Post an outrageous hook to a carousel or Reel and then debunk it with “April Fools!” Example: Interest Rates Drop to 3%! April Fools…this isn’t going to happen for these reasons:

  • Send out an email with a shocking subject line like “I’m retiring from real estate.” Then, in the body, say, “Just kidding! Hard to retire when you have FIVE NEW LISTINGS.”

April 2nd: National Walking Day

Yes, another fake holiday perfect for inspiration.

Content Ideas:

  • List your favorite walking trails in your market.
  • List the most scenic, relaxing places to go for a walk in your market.
  • Do a “walk and talk” through a neighborhood, sharing insights and what you like about it.
  • Highlight listings that are actually walkable to great spots.

April 10th-13th: The Masters (Golf Tournament)

If you have an open house this weekend, put The Masters on one of the TVs. The soothing theme music alone makes people want to put in offers. You can also put the audio on your social posts.

Content Ideas:

Play off the famous tagline: A tradition unlike any other.

  • That client who ghosts you for months, then suddenly wants to see 10 houses in one daya tradition unlike any other.
  • Spending your commission before the deal closesa tradition unlike any other.
  • A buyer asking to see just one more house after you perfectly mapped out six showings... a tradition unlike any other.

April 15th: Tax Day

Great time to talk about real estate write-offs and financial benefits.

Content Ideas:

  • A Reel or carousel breaking down the tax perks of homeownership.
  • Share tools/apps you use to track real estate expenses. This is more agent-to-agent content, but anything “useful” is good content.
  • Meme/Reel idea: the funny stuff that you considered a write-off this year.

April 23rd: BAM Fest 2025

April 19th: Husband Appreciation Day

If you have a husband, this could be a fun day to do some hyper-local content about what he loves to do.

Content Ideas:

  • A Reel or carousel featuring “The places I’d take my husband for Husband Appreciation Day”—his favorite restaurants, bars, golf courses, etc.
  • A funny post about how real estate agents’ spouses put up with weekend showings and last-minute client calls.

April 20th: Easter

Content Ideas:

  • Promote local Easter events: egg hunts, brunch spots, or community activities.
  • Host an Easter giveaway—gift card to a local bakery or restaurant.
  • Best Easter Brunch Spots in [Your City]

April 20th: 4/20 (IYKYK)

Depending on your audience, you may want to skip this or have fun with it in a lighthearted way.

Content Ideas:

  • Best munchie spots in [your city].
  • Go-to in-car snacks between showings.
  • Best scenic views to ‘relax and reflect’ on your home-buying journey.
  • If dispensaries have impacted home values in your market, create a post about it.

April 22nd: Earth Day

Eco-friendly home content always performs well. Actually, no they don’t. What am I talking about? Whatever, here are some ideas!

Content Ideas:

  • Simple swaps to make homes more sustainable.
  • Energy-efficient upgrades that add value.
  • “Greenest neighborhoods” in your market.

April Social Media Tip

Before you post, run it through the “So What?” test.

Ask yourself: So what? What does this post do for the person on the other end of the phone? If it’s not providing new information, entertainment, humor, or value, it might not be worth posting.

This approach has been a game-changer for BAM and helps us filter through what content to publish.
